IMPORTANT: NO DAY OR EVENING VISITORS (STRICT RULE)
- No day or evening visitors are permitted at any time.
- This is a strict, non-negotiable rule.
- Breach of this rule may result in guests being required to leave the park without refund.
BOOKING TERMS & CONDITIONS
1. Booking Eligibility & Group Restrictions
- We only accept bookings from:
- Couples aged 21 or over
- Families
- We do not accept bookings from:
- Single-sex groups of 3 or more people
- Groups of adults who are not a family (“groups of singles”)
- Unaccompanied persons under 21
- School, university, Scout/Guide, Duke of Edinburgh or similar groups
- We do not accept touring or camping group bookings of more than 3 pitches travelling or staying together, even if the pitches are booked separately.
- If we become aware that separate bookings form part of a group exceeding the maximum of 3 pitches, we reserve the right to cancel the bookings.
- We reserve the right to refuse or cancel any booking where we reasonably believe that it breaches these terms.
2. Touring & Camping – Deposits & Payments
- For touring and camping bookings made more than 72 hours before arrival, a £35 deposit per pitch is required to confirm the booking.
- The £35 deposit is non-refundable and non-transferable if you choose to cancel your booking.
- The remaining balance must be paid in full no later than 72 hours before arrival.
- Payment reminders are normally issued approximately 7 days before arrival.
- If the balance is not paid by the required deadline, we reserve the right to cancel the booking and retain the deposit.
- Touring and camping bookings made 72 hours or less before arrival must be paid in full at the time of booking.
- For Linked Weekend bookings, a deposit is required for each weekend booked and the entire stay must be paid for in advance of the first arrival date.
3. Touring & Camping – Cancellations & Refunds
For standard touring and camping bookings:
- Cancellation more than 72 hours before arrival:
The £35 deposit per pitch is retained and is non-refundable and non-transferable. Any payments made in excess of the deposit will be refunded. - Cancellation 72 hours or less before arrival:
No payments made are refundable or transferable.
May Day Bank Holiday & Bonfire Weekends
Different conditions apply to touring and camping bookings for May Day Bank Holiday and Bonfire Weekends.
- Payment in full is required at the time of booking.
- More than 14 days before arrival:
Payments will be refunded less a £35 deposit per pitch, which is retained and is non-refundable and non-transferable. - 14 days or less before arrival:
No payments made are refundable or transferable.
These special cancellation terms replace the standard 72-hour cancellation terms for these weekends.
4. Holiday Cottages & Apartments – Deposits, Payments & Cancellations
Different payment and cancellation conditions apply to bookings for our holiday cottages and apartments.
- A £110 deposit is required at the time of booking to confirm your reservation.
- The £110 deposit is non-refundable and non-transferable if you choose to cancel your booking.
- The remaining balance must be paid in full no later than 28 days before your scheduled arrival date.
- If the balance is not received by the required deadline, we reserve the right to cancel your booking and retain the deposit.
- If a holiday cottage or apartment booking is made 28 days or less before arrival, payment in full is required at the time of booking.
Cancellation
- Cancellation more than 28 days before arrival:
The £110 deposit is retained and is non-refundable and non-transferable. Any payments made in excess of the deposit will be refunded. - Cancellation 28 days or less before arrival:
No payments made are refundable or transferable.
We strongly recommend that guests take out appropriate holiday insurance to cover cancellation due to illness, accident, travel disruption or other unforeseen circumstances.
5. Pitch Allocation & Occupancy
Touring & Camping
- Pitches are allocated when bookings are made.
- If you wish to make a group booking of 2 or 3 pitches, or request a particular pitch or area, you must book by calling Reception on 01335 344020.
- If pitches are booked separately, we cannot guarantee that they will be together.
- Online bookings do not provide the option to request a particular pitch or area.
- Large units must be declared at the time of booking.
- If you have a particularly large unit, an awning with a bedroom annex, or a tent awning/glawning, you must tell us when booking.
- Maximum occupancy per pitch is:
- 2 couples; or
- 1 family consisting of 2 adults and their children, up to the maximum occupancy permitted for the pitch booked.
Holiday Cottages & Apartments
- The maximum number of guests must not exceed the stated occupancy of the accommodation booked.
- Only guests included on the booking may stay in the accommodation.
6. Changes to Bookings
- Any request to change booking dates, accommodation, pitch type or other booking details is subject to availability and our agreement.
- Non-refundable and non-transferable deposits cannot be transferred to alternative dates simply because a guest is unable to travel on the dates originally booked.
- Changes to the number or composition of your party must be agreed before arrival.
- We reserve the right to refuse any change which would result in the booking no longer complying with our booking conditions.
7. Arrival, Departure & Check-in
Touring & Camping
- Pitches are available from 12:00 noon on the day of arrival.
- Pitches must be vacated by 11:00am on the day of departure.
- During low season, late departure may sometimes be available subject to availability and prior agreement with Reception.
Holiday Cottages & Apartments
- Hartington & Okeover Apartments: arrival from 2:00pm, departure by 10:00am.
- Dovedale & Ashbourne Cottages: arrival from 3:00pm, departure by 11:00am.
All Bookings
- Failure to check in within 24 hours of your scheduled arrival time without contacting us may result in the booking being treated as a no-show, cancelled and the pitch or accommodation re-let.
- Guests must have paid the required balance in full before check-in.
8. Early Departure
If, after check-in, you decide to cut your holiday short for any reason, no refund or transfer will be given for any unused nights.
This includes early departure due to weather or circumstances outside our control.
We strongly recommend that you take out appropriate holiday insurance.
9. Compliance
- Failure to comply with these Booking Terms & Conditions or Park Rules may result in guests being required to leave the park.
- Where there has been a serious or repeated breach, no refund will normally be made for the unused portion of the stay.
- Management reserves the right to take reasonable action to enforce these conditions for the safety, comfort and enjoyment of guests and staff.
PARK RULES
1. General Conduct
- Callow Top is a family park. Noise must be kept to a reasonable level at all times and to an absolute minimum after 10:30pm.
- Unreasonable, abusive or threatening behaviour towards staff or other guests will not be tolerated.
- Any guest causing a serious or repeated nuisance or breaching park rules may be asked to leave without refund.
- Where removal is required and alcohol has been consumed, it is the guest’s responsibility to arrange safe transport off-site.
2. Children & Supervision
- Parents and guardians are fully responsible for supervising children at all times.
- The play area is for children aged 12 and under only and is unsupervised.
- When open, swimming pool rules apply:
- Children under the age of 15 must be supervised at all times.
- Supervising adults must be aged 18 or over.
3. Dogs & Pets
- Dogs must be kept on a lead at all times.
- Owners must clean up after their dogs immediately.
- Dogs or crossbreeds prohibited or restricted under the Dangerous Dogs Act 1991 or subsequent legislation are not permitted.
4. Fire Safety & Cooking
- Open fires and campfires are strictly prohibited.
- Barbecues must be raised off the ground at all times.
- Firepits must be raised off the ground and covered with a mesh grill.
- Coals and ashes must be fully cooled before disposal in the designated waste facilities.
- Generators are not permitted.
- We reserve the right to temporarily prohibit barbecues, firepits or similar equipment where weather or ground conditions make their use unsafe.
5. Vehicles & Parking
- Site speed limit is 5mph.
- All vehicles and caravans must:
- be properly insured; and
- have a valid MOT where applicable.
- Electric scooters and other motorised scooters/bikes are not permitted, except recognised mobility aids.
- A maximum of 2 cars is permitted per touring or camping pitch:
- One car is included in the pitch cost.
- A second car will incur an additional charge.
- Additional vehicles beyond the maximum permitted will require an additional pitch, subject to availability, or off-site parking.
- Vehicles must only be parked on your allocated pitch or designated parking space.
6. Waste & Cleanliness
- All household rubbish must be disposed of in the designated waste facilities.
- Park litter bins must not be used for general household waste.
- Guests are expected to leave their pitch or accommodation and its surrounding area reasonably clean and tidy.
7. Arrival, Departure & Site Use
Touring & Camping
- Pitches are available from 12:00 noon on the day of arrival.
- Pitches must be vacated by 11:00am on the day of departure.
- During low season, a later departure may be available free of charge, subject to availability and prior agreement with Reception.
Holiday Cottages & Apartments
- Hartington & Okeover Apartments:
- Arrival from 2:00pm
- Departure by 10:00am
- Dovedale & Ashbourne Cottages:
- Arrival from 3:00pm
- Departure by 11:00am
Guests should not arrive before their applicable check-in time unless this has been agreed with us in advance.
Guests must check in within 24 hours of their scheduled arrival time. If you have not arrived by 12 noon on the following day and have not contacted us, we reserve the right to treat the booking as a no-show, cancel the remainder of the stay and re-let the pitch or accommodation.
8. Compliance & Enforcement
- Failure to comply with park rules may result in guests being required to leave the park.
- Serious or repeated breaches may result in removal without refund.
- Management reserves the right to enforce these rules where reasonably necessary to ensure the safety, comfort and enjoyment of guests and staff.
ADDITIONAL INFORMATION & LIABILITY
Cancellation by Callow Top
If we have to cancel your holiday because we are unable to provide the pitch or accommodation booked, we will offer a suitable alternative where possible or refund payments made for the affected booking.
Nothing in these Terms & Conditions affects your statutory rights.
Personal Property & Liability
It is your responsibility to keep your possessions safe and secure while staying at Callow Top.
We cannot accept responsibility for loss, damage, theft, accident or injury except where this results from our negligence or where liability cannot legally be excluded.
Nothing in these Terms & Conditions excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability which cannot legally be excluded or limited.
Damage
Guests are responsible for any loss or damage caused to park property, pitches, facilities or self-catering accommodation by themselves or members of their party.
Please report accidental damage to Reception as soon as possible.
We reserve the right to seek reasonable payment for damage, breakages or additional cleaning resulting from a guest’s actions where this goes beyond reasonable wear and tear.
Park Gates
Park gates are closed between 11:30pm and 6:30am.
There is no normal pedestrian or vehicle access during these times. If access is required, prior arrangements must be made with Reception.
In an emergency, emergency services can gain access.
Facilities
Facilities vary depending on the time of year, weather, maintenance requirements and operational circumstances.
During low season, particularly midweek, some facilities may not be available or may operate reduced opening hours.
If the availability of a particular facility is important to your stay, please check with us before booking.
We will make reasonable efforts to provide advertised facilities but cannot guarantee that every facility will be available throughout every stay.
Nothing in this condition affects your statutory rights where a significant part of the service you booked cannot be provided.
Electric Hook-Up – Touring & Camping
Electric hook-up is 10 amp.
Guests are responsible for ensuring that electrical equipment is suitable for use with the available supply.
High-consumption domestic appliances such as some kettles and heaters may exceed the available supply. Overloading may trip the electricity supply to your pitch and surrounding pitches.
